DO I HAVE TO SIGN A LEASE?

No.  All members sign a “Housing Agreement” which is an agreement between you and the Co-op outlining certain conditions. It differs from a lease in that it is not renewed annually and that it includes a vacate notice of 60 days from the 1st of the month.

WHAT FINANCIAL COMMITMENT MUST I MAKE AS A MEMBER?

You are required to make your housing charge payments PROMPTLY on the first day of each month along with any additional charges such as extra parking, life insurance, etc.

DO THESE SHARES GROW IN VALUE OR PAY DIVIDENDS?

No. All shares purchased are non-interest bearing shares and do not provide dividends. At the end of your tenancy the full value of your shares paid will be returned to you, less any damages assessed.

WHAT IS MEANT BY ''THE MEMBERS OWN THE CO-OP''?

Each member buys the required number of shares to become a member-resident of the Co-op. Collectively, the membership OWNS the Co-op.

WHAT IS AN ORIENTATION MEETING?

An “Orientation Meeting” is simply an information session giving an overview of how the co-op works and what is expected of members.

MUST I ATTEND AN ORIENTATION MEETING?

Yes, you must attend an Orientation Meeting. This process is necessary to ensure that new members are responsible additions to the community.

WHAT RESTRICTIONS APPLY WHILE I AM LIVING HERE?

The membership has developed an approved set of common sense rules and regulations called By-laws and Policies by which you must abide. These are contained in a comprehensive “Handbook” which you will receive when you move in. By setting these policies, you and your neighbours democratically help to control the living environment.

ARE PETS ALLOWED?

Yes and No. Pets are allowed at the Carpathia Location only. You may have up to two pets within limitations which are clearly set out in the pet regulations. Cats and dogs must be kept on a leash when on the grounds at Carpathia Road.

WHO ACTUALLY RUNS THE HOUSING OPERATIONS?

Carpathia Housing Co-op members elect a Board who hire staff to administer the Co-op business affairs.

WHAT APPLIANCES ARE SUPPLIED?

All units, at both locations, are supplied with a stove & refrigerator. In-suite dryers are provided for all Carpathia Rd Townhouses and Laundry rooms are available on each floor at the Swindon way Apartments.

WHAT ABOUT PARKING?

One parking stall is supplied with each unit at the Carpathia Road Townhouses. Parking stalls are available, for an additional fee, at the Swindon way Location.
 
Extra parking spaces are available at both locations for an additional monthly fee.
 
All visitors must park in the designated visitor parking stalls throughout the Co-op. These areas are clearly indicated by “Visitor” signage.

IS ANY ROUTINE MAINTENANCE EXPECTED OF ME?

You are expected to do minimal upkeep such as replacing light bulbs, fuses, smoke detector batteries, etc. Our maintenance staff is available weekdays for major repairs. EMERGENCIES on weekends can be directed through the staff member on call.

OUTSIDE MAINTENANCE?

Carpathia Townhouses…You are completely responsible for taking care of your front and rear yard. A lawnmower is available for communal use. In the winter, you are responsible for keeping your parking stall and walkways reasonably free of ice and snow.
 
Swindon way Apartments…You are responsible for taking care of your personal balcony. All members with a parking stall are responsible for keeping the stall free of ice and snow. Staff are responsible for keeping the pathways reasonably free of ice and snow.
 
The Co-op contracts for the clearing of snow from our roadways.

HOW DO I GET INVOLVED?

Partake in volunteer opportunities:
 
Join a Committee
Run for the Board of Directors
Give time to special functions
Register any skills you have

IS THERE ANYTHING ELSE I CAN DO?

Members have a responsibility to get involved in the running of their co-op by attending general and annual meetings to provide direction to the organization. Members are responsible for staying informed so they can exercise their right to vote intelligently at membership meetings on such matters as policies and election of directors.
